Hoistway & Fire-Rating

The hoistway is a fire barrier before it is an elevator shaft

Every hoistway is a rated assembly, and a modernization exposes every place that rating was broken over the last forty years. Old conduit penetrations, abandoned openings, unrated patches, and ledges that never met current requirements all surface the moment the equipment comes out. RiseWise surveys the shaft before demolition, prices the fire-rating and construction scope against current code, and completes it on the elevator contractor's schedule. The building side of the shaft is ready when the mechanics need it, and it passes when the inspector arrives.

What the shaft actually needs
RATED CONSTRUCTION
Walls, patches, and penetrations
Fire-rated wall construction and repair, firestopping and caulking at every penetration, and patching at removed equipment and abandoned openings. Every product is installed to its listed assembly, and documented so the inspector is not taking our word for it.

CLEARANCES AND PROJECTIONS
Bevels, ledges, and shaft geometry
Beveling of ledges and projections, and correction of shaft geometry items that current code addresses but the original construction did not. These are small items with a large ability to fail a final inspection.

LIGHTING AND VENTILATION
Landing lighting and shaft ventilation
Code-current hoistway lighting at landings on long rises, plus venting or pressurization coordination where required. We confirm what applies to your building at survey rather than discovering it at inspection.

The codes this scope answers to
Hoistway work sits at the intersection of the elevator code, the building code, and the fire code. We confirm every requirement at survey with the AHJ, so what gets priced is what gets inspected.
ASME A17.1
Safety Code for Elevators and Escalators
IBC
International Building Code, conveying systems and rated assemblies
AHJ
Clark County and local fire marshal requirements, confirmed per building
