New controllers need building power the old equipment never asked for

Building-side electrical is the single most commonly assumed scope on a modernization. Everyone believes it is in the elevator contract until the inspector asks who pulled the permit, and by then the equipment is on site. RiseWise settles that question at the survey, in writing. Disconnects, shunt trip coordination, GFCI protection, feeder and service work, and emergency power tie-ins are priced as building scope from the start, and installed by licensed electricians on the modernization schedule.

Feeders, disconnects, and lockout
Fused, lockable main line disconnects in the required location, plus feeder and service work sized for the new equipment. Where the existing service will not carry the modernized load, we identify it at survey rather than at startup.

SPRINKLER INTERFACE
Shunt trip and coordination
Shunt trip breakers and coordination where sprinklers are present in the hoistway or machine room, wired and tested with the fire alarm scope so the two systems are commissioned together instead of blaming each other.

EMERGENCY POWER
Generator and transfer equipment
Generator and automatic transfer tie-ins where emergency operation is required, including the signaling the controller needs to know it is on emergency power. Requirements vary by building type and number of landings, so we verify per project.
